National Harbor is a development along the Potomac River at Oxon Hill, Prince George's County, Maryland in southern Washington, D.C. near Woodrow Wilson Bridge. This comes from the construction of a 300-acre multi-purpose seafront (1,2Ã,km 2 ). This development is described as a census-designated place for the 2010 census, at which time the population was 3,788.

History
Land use and rezoning
The land developed for the earlier National Harbor is Salubria Plantation, built in 1827 by Dr. John H. Bayne. The plantation house was burned in 1981 and offered for sale along with the surrounding land. The land was sold in 1984 and in 1994 was re-preserved for the development of mixed-use. In the fall of 1997, the Maryland Department of the Environment and the Armed Forces Engineer Corps approved new developer licenses, granted for the PortAmerica project in 1988.
This development has caused much controversy because of its environmental impact. The Sierra Club voiced a strong objection in 1999 that said the National Harbor development would "prevent the perpetuation of the Potomac Heritage Line forever". The site is linked to hundreds of thousands of gallons of waste that was not disposed of being dumped into the Potomac River in 2008. In 2006, Peterson Companies withdrew plans to build a Target department store where the rest of the plantation building, the place of slavery, still stands.
Development
Gaylord National Resort & amp; Convention Center at National Harbor opened on 1 April 2008 in Oxon Hill, Maryland. The site is being developed by Milton Peterson's Peterson Companies with projects expected to cost more than $ 2 billion, and the 2007 construction time frame by the end of 2014. Since April 2016 development has continued and the cost is set at $ 4 billion. In 2010, the construction was designated as a census designated place.
Walt Disney Company has announced that it will build a new resort hotel in National Harbor but retired from the project in November 2011. In 2011, Bonnie Bick, a member of the Campaign to Reinvest at Heart of Oxon Hill advised to preserve the rest of the estate, and make it part of the proposed historical circle of the Potomac Heritage Trail National Trail, as an attraction to development.
A location for the National Children's Museum opened in December 2012. The museum was permanently closed in early January 2015, after announcing that it will be moved back to Washington, D.C. The location of the museum is now a facility of Local Motor.
On 29 November 2012, the ground was damaged for the Tanger Outlet shopping facility one mile east of the National Harbor waterfront, which opened in November 2013. Capital Wheel opened in mid 2014.
The MGM-branded Casino, called MGM National Harbor, opens at National Harbor on December 8, 2016, following voters' approval of the expansion of the state gambling program in the November 2012 election. Built on the south side of the beltway about a mile northeast from the edge of National Harbor.
On January 12, 2015, Peterson Companies announced that Local Motors plans to open a location in National Harbor. On June 17, 2016, Local Motors opened their facility to the public and debuted a new vehicle called Olli. Facilities include the company's latest vehicle showroom, interactive STEM laboratories for children, and retail merchandise that largely feature corporate brands.

Facilities
The site has a convention center, six hotels, restaurants, shops, and condominiums. National Harbor hosts Cirque du Soleil in 2008, 2010, 2012, and 2014 and also features outdoor activities such as culinary festivals and outdoor concerts by military bands, outdoor screen films overlooking the river, the annual ice sculpture exhibition and Day Peeps with a Peeps feeding contest. The national spelling bee competition is held there. Gaylord National Resort & amp; Convention Center, with 2,000 rooms, is the largest hotel between New Jersey and Florida, and the largest in the Washington area. The site includes a walkway by the beach and connections to the bike path at Woodrow Wilson Bridge that cross into Alexandria, Virginia. Amusements include children's carousel, and Wheel Capital, 175-foot Ferris wheels on a pier stretching into the Potomac River.
In December 2016, MGM resort opened a 300-room hotel, a 135,000-square-foot (12,500 m) casino, a shop, a spa, a restaurant, 1,200 theater seats, 35,000 square-foot convention areas (3,300m 2 ), and a parking garage of 5,000 square feet (460 m).
Demographics
At the 2010 census, there were 3,788 people, 1,598 households, and 868 families living in designated censuses. By 2016, an estimated 7,000 staff work in National Harbor, with 3,000 more expected after MGM Casino opened in Autumn 2016. Geography
According to the US Census Bureau, National Harbor has a total area of ââ1.9 square miles (4.8 km 2 ), which is 1.4 square miles (3.7 km 2 ) is ground and 0.39 square miles (1.0 km 2 ), or 21.7% (consisting of Potomac River), is water. 300 acres are in actual development itself.
Access
National Harbor has direct access to Interstate 95/495 (the Beltway), Interstate 295 (Anacostia Freeway), and Oxon Hill Road. Commuters traveling through Indian Head Highway can access National Harbor by utilizing the Oxon Hill Road exit. Early critics of National Harbor argue that the site is not enough access to Washington Metro, Washington's fast transit system. However, local civilian groups dropped a lawsuit against National Harbor developers in return for greater investment guarantees in surrounding communities and better access to mass transit. Three years later, the state is financing more than $ 500 million for road repairs to deal with 10,000 cars expected to leave daily to National Harbor.
The new Woodrow Wilson Bridge, which is part of Beltway Capital near National Harbor, was built to allow capacity for future Metro Washington lines. However, there is no current plan to extend the rails on the bridge to development. In contrast, the state of Maryland pays $ 312,000 annually for bus access to National Harbor from Southern Avenue Metro station. In June 2008, the Gaylord National Resort and Convention Center asked the state to fund additional transit services because employees find it difficult to reach National Harbor. In 2011, Metro began to consider the possibility of building a railway connection to National Harbor from the Green Line as part of its long-term plans.
The water taxi line run by Potomac Riverboat Company connects the National Port to Alexandria, Virginia. The city of Alexandria also operates shuttles from the water taxi terminal to King Street - Old Town Metro Station. The cost of municipal services is about $ 800,000 per year.
