Histori
Panorama Towers was announced on September 7, 2003, as a business venture between partners Andrew Sasson and Laurence Hallier, who owns Sasson/Hallier Development LLC. The project was announced as a 250-unit condominium complex that will stand 30 floors and will be built on 10.5 hectares of land. The architectural firm based in Las Vegas, Klai Juba was hired to design the project. The iconic glass aqua-blue tower Klai Juba has been nominated and won many awards from the design, construction and excellent service of this complex. Among the many awards are The Best of Las Vegas' architectural award by the editor of the Las Vegas Review Journal , and "High-Rise of the Year" by the Community Associations Institute. Sasson describes the target clients to Las Vegas Sun as a local resident who enjoys high-end design and an ideal central location as it is only a block from the heart of the Las Vegas Strip, which he labeled Las Vegas Las Vegas. The project is named for a panoramic view of the Las Vegas Strip and Red Rock Canyon.
Sales for the second tower began in July 2004. In September 2004, construction was under way in one of the towers. That month, a 35-storey 35-story tower, which is 500 feet high, has been approved by Clark County. The third tower will be slightly smaller than the other two towers, with only 250 units compared to the other 350 units. The second tower is scheduled to begin construction in January 2005, with construction in the third tower scheduled to begin six months later. During construction, actors Leonardo DiCaprio and Tobey Maguire bought units at Panorama Towers. DiCaprio also attended the groundbreaking ceremony held in October 2004.
Construction on the first two towers was underway in April 2005, in which one lawsuit was filed against the Related Company by Sasson/Hallier. The two companies have previously negotiated a possible joint venture for the Panorama Tower project, and Sasson/Hallier provides a variety of database information - including contracts, finance, and marketing information - for Related as part of the negotiations. Finally, the negotiations failed, and Sasson/Hallier alleged that Related kept the database information to develop and market the proposed Icon condominium project.
In March 2006, the fourth tower is being planned. The fourth tower is built to the south of the property, and stands 44 stories high. The groundbreaking ceremony for the third tower was held on April 21, 2006. Pamela Anderson appeared on the show as the date of Hallier. Anderson, who calls the project "Pamorama", will be a resident in the fourth tower in the future and says he will hire David LaChapelle to design his new residence. At that time, the first tower - standing 33 floors, with 308 units - was 90 percent complete, with an expected opening in July 2006, about six months slower than originally planned. The second tower was closed at the time, and is scheduled for completion in January 2007. MJ Dean Construction is the general contractor for first and second towers, while Taylor International is general contractor for the third tower, built north of Harmon Avenue and two towers. The first tower opened in December 2006, while the second tower - with 326 units - is scheduled to open in summer 2007. The first and second towers are built at an estimated cost of $ 300 million.
In April 2007, Vice President of Sales for the project said there was no schedule to develop the fourth tower because the local high market became questionable. The second tower opened in late 2007. In January 2008, Hallier said that the second tower has sold 98 percent of its 320 units. The third tower, Panorama North, was completed in 2008. In 2009, Hallier listed three unfinished levels, 7,000 sq ft (650 m 2 ) "penthouse chairman" in the first tower for sale, at a price $ 2.8 million. In 2011, Panorama North was separated as a separate property that changed its name to The Martin.
In February 2011, Anderson sued Hallier, alleging that he reneged on a pledge to build a condominium unit at Panorama Towers. In June 2011, Hallier filed a counter-complaint against Anderson, claiming that he broke a 2006 agreement in which he had to make many promotional appearances to help market Panorama Towers. Hallier said the condominium unit that Anderson promised depended on his performance, which he said he failed to do. Hallier sued Anderson for $ 22.5 million, the total price of unsold units that Anderson will promote. In January 2012, Hallier and Anderson quit the court as part of an undisclosed deal.
In 2013, the unfinished 14,176Ã, sqÃ, ft (1,317.0m 2 ) penthouses in the second tower sell for $ 3.9 million. In 2013, Panorama Towers is patrolled by an 80-camera security system and two dozen security personnel, and uses a fingerprint security scanner.
